Buying a Property in Pattaya

Thailand is one of Asia’s most popular destinations for foreign property owners. Although Thai law prohibits non-Thai citizens from owning land, there are methods that allow a foreigner to possess property. These include foreign ownership (The Condominium Act), Company owned property, lease (up to 30 years with renewal options available) and other similar options. It is recommended that a buyer contact an independent legal advisor to provide more information about property ownership in Thailand.

Pattaya has many different types of properties available. Central Pattaya, Jomtien (beach area), Naklua and Wongamat have mostly condominiums and townhouses. Beach front properties offer some amazing views however be prepared to pay a premium for the best locations. The East side of Pattaya (over the main Sukhumvit road) is more of a residential area with properties available from less than THB 2 million ($55,000). For the more extravagant there are also luxury residences well into the tens of millions.

Security is an important issue for all property owners, especially those with families. Most condominiums and housing developments will have a 24 hour guard and/or other security systems in place. Individual alarm systems can also be installed for extra peace of mind and can be obtained relatively inexpensively. Pattaya now has various Internet Service Providers with CAT telecom being the main provider. Although connections can be slow there is high speed ADSL available in most places. Cable and Satellite TV are also available with most international channels on offer.

Although Thailand does not have the habitation taxes as in some countries most condos and housing developments have maintenance fees and a sinking fund may also be applicable for a new property. Consult your property agent for more information.
