Renting a Property in Pattaya

Pattaya has countless properties available for rent. Jomtien, Pratumnak, Wongamat and Naklua offer beachfront properties while the East side of Pattaya and Mabprachan has residential housing and luxury villas. The city is divided by Sukhumvit road with the beachfront side and city centre being mostly condominiums and the inshore side comprising of housing developments. Most people working or staying for a short period tend to stay in the city centre for its convenience while many long term residents and families chose to stay on the East side for it’s more relaxed atmosphere and more attractive pricing.

Generally speaking good quality accommodation can be found starting from around THB 10,000 ($300) per month. While most properties are available on a long term lease (6-12 months) there are some properties on offer for short term rentals, however these type of properties tend to be at a higher rate than a full 12 month lease. When renting property a new tenant should carefully check the terms and conditions of the rental agreement. The standard rental terms in Pattaya are 2 months deposit and the first month’s rent upon occupation.  Although internet, TV and telephone connections may be installed it is normally the responsibility of the tenant to pay for monthly service charges. Utilities such as water, electricity and gas are also dependent on the occupant of the property.

Minor repairs and maintenance such as light bulbs and fuses fall upon the tenant’s duty of care. All items in the property should be placed on an inventory and the entire household should be checked for damages and serviceability.
